The neighborhood's own site, 12south.org, places 12 South between Wedgewood Avenue and Gale Lane and describes it as Nashville's most walkable neighborhood. Granny White Pike, a streetcar and one Greek Revival house
Before it was 12th Avenue South, the road was Granny White Pike, and 12south.org says the farms, estates and enterprises along it were widely spaced. Around 1900, land companies ran a streetcar line out the pike and laid out subdivisions beside it. Metro Nashville's 12th Avenue South plan names three overlapping communities that grew up around the avenue: Belmont-Hillsboro, Waverly-Belmont and Sunnyside. Sunnyside takes its name from the historic house in Sevier Park, a Greek Revival dated 1852 by 12south.org, which the city bought in 1948 and opened to the public as the park. In that neighborhood the plan counts more than 800 historic and architecturally significant homes.

The plan, citing the Metro Historical Commission, lists four building types as predominant around the avenue: Victorian, Bungalow, Transitional Victorian and Tudor Revival. A front gable, a porch roof and a side wing each turn the roof edge in a different place. Where the roof turns, the channel is mitered, cut to that corner's own angle and joined on the cut, so the line stays straight through every change of direction.
Duplexes and new infill
Two-family structures make up 21.7 percent of the housing units in the plan's study area, and the plan says recent infill does not generally follow the older types. The 900 blocks of Halcyon Ave and Montrose Ave close for a costume parade led by the Half Brass band, with line-up at 5:45 pm and the start at 6 pm. A Polar Express party with Santa photos, hosted by the Jr Predators, follows on Saturday, November 14. The 12 South Holiday Party is set for Monday, December 7, 2026 at 6:30 pm at Fryce Cream, with Chef Barlow, and the 12 South store page lists it under Holiday Party Reservations and notes that space is limited. The Floral Workshop and Friendsgiving lists only November 2026, with its date and details still to come.
